What do you look for during an inspection?
A home inspection is a visual evaluation of the physical structure and systems of a house and is not meant to be technically exhaustive or invasive.
We concentrate on making an extensive visual inspection of the house and its major components and systems, looking for items that could be costly to repair and for any possible safety hazards.
We then provide you with an easy to read, computer generated report prepared by the inspector, with comments, suggestions, summaries, digital pictures and recommendations provided for any problems noted at the time of the inspection.

How much time do I need to allow for the home inspection?
The inspection will usually take between 2 and 3 hours to complete, more or less. Inspection times will vary depending on the size and age of the house being inspected, and whether it’s vacant or occupied.
Your ‘Affordable’ home inspector will allow for as much time as you need to answer any questions you have concerning the property being inspected.
Do I really need to attend the inspection?
We encourage you to be present at the inspection so the inspector can answer any questions or concerns you may have regarding the house and property, and make you more familiar with the house. Sometimes more questions come up as you’re looking at things.
Make a list of questions to bring with you for the inspector to answer. Being present during the inspection will also help you become more familiar with your new home, so you can find out where all the shut off valves and the electrical panels are located. The inspector gives great tips during the inspection as you walk around with him so that you would miss if you didn’t attend. It’s very educational.
If you can’t attend the inspection, your ‘Affordable’ Inspector is available by phone, fax and email to aid you in your overall understanding of our findings. If you should ever have a question after the inspection, whether you got to attend it or not, you should not hesitate to call and talk to the Inspector.
My family and friends want to see the house. Can they come?
We respectfully suggest that you should limit attendance at the inspection to those directly involved in your home buying decision. You will need to be able to communicate with the inspector on a one to one basis, so the fewer distractions there are, the more you can learn about your new home.
What does an inspection cost?
Our fee for service is about the same as most of the other inspection companies you’ll contact, but with our inspector, you’ll have something special – the benefits of a seasoned, builder, roofer, and mold assessor professional.
Some companies may charge a little less or more than us, but the difference in price between hiring someone with years of experience versus an inexperienced inspector may be only about what you would usually pay for a large pizza. Not all home inspectors are alike in experience and qualifications, and because Ohio Home Inspectors are unlicensed, some of the inspectors in this down economy may be very new or may not be qualified.
When and how do I pay for the inspection?
Payment for service is rendered at the time of the inspection, after you have read and signed the contract for service. The inspector will accept a Check or Cash.
Do you bill at closing?
We do not invoice our fees at closing because it can be construed as a conflict of interest. Inspection companies should not benefit in any way from a real estate closing.
Can the house pass or fail the inspection?
There is no “pass” or “fail” in a home inspection. No house, new or old is completely perfect, and some problems can be expected. If the inspector finds major or minor problems, this information will aid you in your decision about buying the house, and the seller may negotiate repairs or adjust the purchase price.
Finding out what’s wrong and what’s right with your prospective new home lets you make a more informed buying decision. Problems can be addressed, and negotiations can be made.
When will I get my home inspection report?
The report and picture files are emailed to you the next day..
What happens if the you find a problem with the house?
A house can’t pass or fail the inspection, but we will point out both what’s right and wrong with it. A home inspection for a house is similar to a person going to the doctor for a physical checkup. You would be referred to a qualified professional for the specific problem found. (EXAMPLE: If a problem with the furnace is detected, it would be recommended that a heating & cooling professional further evaluate the problem for you.)
Can you schedule a Radon Test for me if I want one?
Yes, we would be happy to set one up for you, but there is an additional fee for this type of inspection. It is not included with the home inspection. Please contact us for pricing.
Can you schedule a Termite Inspection for me if I want one?
Yes, we would be happy to set one up for you, but there is an additional fee for this type of inspection. It is not included with the home inspection. Please contact us for pricing.
Will you give my report to anyone else?
That’s up to you. We think it’s very important that the Realtor you are working with receive a copy to help you with any negotiations, and will email them a copy of the report if you give us permission to do so. The confidential report is not for third party use.
